Requests for an HOA CERTIFICATION form requires a $75 pre-payment and a copy of your form. Please mail the form and
check, made payable to All Community Management, to 2010-A Harbison Drive, #415, Vacaville, CA 95687. Certificates will be completed and returned within 10 working days. A RUSH request is subject to an additional fee of $25. In that case, the form and a copy of the check can be emailed to
email@example.com and certificates will be processed within 48 hours. NOTE: FEDEX and UPS do NOT deliver to PO Box addresses. If you are sending a RUSH check, contact the office for a physical mailing address.

CERTIFICATES OF INSURANCE can be obtained via EOI Direct.
Comstock is comprised of 116 units in 13 buildings located in 3 different courts along Sierra Road in Concord, CA. There are 24 3-bedroom and 92 2-bedroom condominiums. All units are 2
story, attached townhouse-type construction. Monthly assessments include water and garbage as well as common area insurance, landscape, maintenance services and reserve funding.
Assessments increased January 1, 2019 to $334 per month for 2 bedroom units and $401 per month for 3 bedroom condos. No special assessments are anticipated. Assessments include water and garbage in addition to all other normal HOA operating costs and reserve funding. Delinquencies are under 10%.
Comstock is currently 55% owner occupied and there are no lease limitations in effect. The HOA has no legal actions pending and reserves are adequately funded. Comstock is VA approved (#C00237) AND FHA approved (#S013747). VA approval is permanent. FHA approval expires 6/21/19.
Architectural standards and other rules are strictly enforced.
There is a 2 pet limit in the association with a weight limit of 25 lbs. Certain breeds are prohibited.
The HOA enforces the Contra Costa County No Smoking restrictions. No smoking is permitted on balconies, in common areas, or within 20' of any building.
